Coconut Point Farmers’ Market
Local Roots LLC was requesting a temporary use permit to operate a seasonal Farmers’ Market between 9:00 am and 1:00 pm one day a week, Thursdays, from October 4, 2018, to April 25, 2019.
The Local Roots Farmers’ Market is located in the parking lot near Panera Bread in the Coconut Point Mall off of US 41.
The Board approved this request with conditions.
Blanton Setback Variance
The applicant was requesting an administrative variance from the required 5 feet to 4.9 feet for the side setback of their existing residence at 2372 Stonyriver Place in Spring Run at The Brooks.
The Board approved this request with conditions.
Harris Setback Variance
The applicant was requesting an administrative variance from the required 20 feet front yard setback to 19.56 feet for the front setback of an existing residential building at 20699 County Barn Drive, Villages of County Creek, on the north side of Corkscrew Road.
The Board approved this request with conditions.
Impact Fees
Community Development Director Mary Gibbs gave an overview of impact fees, explaining they are for use in building new roads, parks, schools, fire & EMS, but not maintenance fees. The County has updated the impact fee schedule and the Village needs an ordinance to adopt these newly updated fees. (Presentation)

Ordinance 2018-09 – amending the transitional Land Development Code – tree protection regulations
If a tree removal is requested it needs to be permitted. There is a list of protected trees in the Land Development Code appendix and includes live oaks, maples, black olive, maples and others.
The Board stated the ordinance needs more fine tuning but they supported the tree ordinance with recommendations pertaining to communication with residents, specification of tree size, lot size and where the tree(s) are on located the property. (Ordinance)
